Prime Soils within the AR Zoning Districts

The purpose of the Cluster Subdivision Regulations Zoning Ordinance Amendment  (ZOAM-2020-0002) is to improve the design of and guide future clustered residential development within the AR-1 & AR-2 zoning districts by by incorporating natural features, protecting and conserving agriculturally productive prime agricultural soils, allowing for productive and effective and equine and rural economy uses, and further implementing the policies of the Loudoun County 2019 General Plan (RGP) with respect to clustered rural residential development. This application focuses on the current level of protection for prime soils within the RPA by providing individual maps for viewing and discussion.  The first map shows unprotected and protected prime soils in regard to three specific geographical districts; Agricultural and Forestal Districts, Conservation Easements and Residential Developments (10+ houses). The second map shows the current distribution of prime soils throughout the AR Zoning Districts and further explains what prime soils are.  The third map shows prime soils located in Agricultural and Forestal Districts, with a brief explanation of how much protection this District can provide.  The fourth map shows prime soils located in Conservation Easements, with a brief explanation of how much protection this District can provide.  The fifth map shows prime soils located in Residential Developments, with a brief explanation of how much protection this District can provide.Each of the maps are interactive and allows for further information to be obtained by clicking on locations in the maps themselves.
