Uniform Appraisal Dataset

The UAD is a standardized industry dataset for appraisal information that is communicated electronically through the Uniform Collateral Data Portal® (UCDP®) as part of the Uniform Mortgage Data Program (UMDP). At the direction of the FHFA, the Enterprises jointly developed the UAD to improve the quality and consistency of appraisal data for loans delivered to the Enterprises. UAD defines all fields required for an appraisal submission for specific appraisal forms and standardizes definitions and responses for a key subset of fields using the Mortgage Industry Standards Maintenance Organization (MISMO®) standards. FHFA collects this data from the Enterprises for many agency purposes including examination, enforcement, research, and analysis. FHFA also supplements this data with data from the Federal Housing Administration (FHA) and the Rural Housing Service (RHS).
